Mechanical Property Sets for COBie

Property Sets specified by the Facilities Management Handover/COBie ModelView Definition (MVD), are added to the workspace for relevant Mechanical DataGroup types, when the value of IFC_WORKSET is set to 1 or 2.


COBie Project’s Pset_ and BOBie_ Property Sets

Selecting COBie template from the Workspace | Workset drop-down menu in the opening interface, populates Property Sets schema in the DataGroup Instance Data panel of the Property Panel dialog. These are the Property Sets pertaining to serviceable items and are prefixed with ‘Pset_’ and 'COBie_'.
  • Pset_DistributionFlowElementCommon — Common properties of all occurrences of IfcDistributionFlowElement and their subtypes. The IfcPropertySet labelled Pset_DistributionFlowElementCommon valid properties include: Reference. Reference ID for this specific instance (e.g. 'WWS/VS1/400/001', which indicates the occurrence belongs to system WWS, subsystems VSI/400, and has the component number 001). The property is recognized from the name of the IfcPropertySingleValue set for IfcPropertySetDefinition.
  • Pset_OpeningElementCommon — Properties common to the definition of all instances of IfcOpeningElement.
  • Pset_ManufacturerOccurrence — Defines properties of individual instances of manufactured products that may be given by the manufacturer. This property does not need to be asserted if Pset_ManufacturerTypeInformation is allocated to the type and the AssemblyPlace property is asserted there.
    • AcquisitionDate: The date that the manufactured item was purchased.
    • BarCode: The identity of the bar code given to an occurrence of the product.
    • SerialNumber: The serial number assigned to an occurrence of a product.
    • BatchReference: The identity of the batch reference from which an occurrence of a product is taken. Options are:
      • FACTORY
      • OFFSITE
      • SITE
      • OTHER
      • NOTKNOWN
      • UNSET
    • AssemblyPlace: Enumeration defining where the assembly is intended to take place, either in a factory, other offsite location or on the building site.
  • Pset_ManufacturerTypeInformation — Defines characteristics of types (ranges) of manufactured products that may be given by the manufacturer. Note that the term 'manufactured' may also be used to refer to products that are supplied and identified by the supplier or that are assembled off site by a third party provider.
    • GlobalTradeItemNumber: The Global Trade Item Number (GTIN) is an identifier for trade items developed by GS1 (www.gs1.org).
    • ArticleNumber : Article number or reference that is be applied to a configured product according to a standard scheme for article number definition as defined by the manufacturer. It is often used as the purchasing number.
    • ModelReference: The model number or designator of the product model (or product line) as assigned by the manufacturer of the manufactured item.
    • ModelLabel: The descriptive model name of the product model (or product line) as assigned by the manufacturer of the manufactured item.
    • Manufacturer: The organization that manufactured and/or assembled the item.
    • ProductionYear: The year of production of the manufactured item.
    • AssemblyPlace: Enumeration defining where the assembly is intended to take place, either in a factory or on the building site. Options are:
      • FACTORY
      • OFFSITE
      • SITE
      • OTHER
      • NOTKNOWN
      • UNSET
  • Pset_ServiceLife — Captures the period of time that an artifact will last along with various factors that impact the expected service life.
    • ServiceLifeType:
      • ACTUALSERVICELIFE: The service life that an asset has given.
      • EXPECTEDSERVICELIFE: The service life that an artefact is expected to have under current operating conditions.
      • OPTIMISTICREFERENCESERVICELIFE: The best or most optimistic estimate of service life that is quoted for an artefact under reference operating conditions.
      • PESSIMISTICREFERENCESERVICELIFE: The least or most pessimistic estimate of service life that is quoted for an artefact under reference operating conditions.
      • REFERENCESERVICELIFE: The typical service life that is quoted for an artefact under reference operating conditions.
    • ServiceLifeDuration: The length or duration of a service life.
    • QualityOfComponents: Adjustment of the service life resulting from the effect of the quality of components used.
    • DesignLevel: Adjustment of the service life resulting from the effect of design level employed.
    • WorkExecutionLevel: Adjustment of the service life resulting from the effect of the quality of work executed.
    • IndoorEnvironment: Adjustment of the service life resulting from the effect of the indoor environment (where appropriate).
    • OutdoorEnvironment: Adjustment of the service life resulting from the effect of the outdoor environment (where appropriate)
    • OutdoorEnvironment: Adjustment of the service life resulting from the effect of the outdoor environment (where appropriate)
    • InUseConditions: Adjustment of the service life resulting from the effect of the conditions in which components are operating.
    • MaintenanceLevel: Adjustment of the service life resulting from the effect of the level or degree of maintenance applied to dcomponents.
  • Pset_Warranty — An assurance given by the seller or provider of an artefact that the artefact is without defects and will operate as described for a defined period of time without failure and that if a defect does arise during that time, that it will be corrected by the seller or provider.
    • WarrantyIdentifier: The identifier assigned to a warranty.
    • WarrantyStartDate: The date on which the warranty commences.
    • WarrantyEndDate: The date on which the warranty expires.
    • IsExtendedWarranty: Indication of whether this is an extended warranty whose duration is greater than that normally assigned to an artefact (=TRUE) or not (= FALSE).
    • WarrantyPeriod: The time duration during which a manufacturer or supplier guarantees or warrants the performance of an artefact.
    • PointOfContact: The organization that should be contacted for action under the terms of the warranty. Note that the role of the organization (manufacturer, supplier, installer etc.) is determined by the IfcActorRole attribute of IfcOrganization.
    • WarrantyContent: The content of the warranty.
    • Exclusions: Items, conditions or actions that may be excluded from the warranty or that may cause the warranty to become void.
  • Pset_Asset — An asset is a uniquely identifiable element which has a financial value and against which maintenance actions are recorded.
    • AssetAccountingType: Identifies the predefined types of risk from which the type required may be set. Options are: FIXED, NONFIXED, OTHER, NOTKNOWN, UNSET
    • AssetTaxType: Identifies the predefined types of taxation group from which the type required may be set. Options are: CAPITALISED, EXPENSED, OTHER, NOTKNOWN, UNSET
    • AssetInsuranceType: Identifies the predefined types of insurance rating from which the type required may be set. Options are: PERSONAL, REAL, OTHER, NOTKNOWN, UNSET
  • COBie_Asset — An asset is a uniquely identifiable element which has a financial value and against which maintenance actions are recorded.
  • COBie_Component — Each instance of an assembly and component in an assembly are identified as unique COBie_Components. This is to ensure that the precise nameplate information, such as such as installation date, asset identifier etc. are associated with the asset. The 'Component' worksheet is a list of every instance of such type with instance-specific property values.
  • COBie_EconomicImpactValues — The type ReplacementCost contains the manufacturer's suggested retail price, at the time that the equipment was purchased by the contractor or subcontractor.
  • COBie_ServiceLife — The type ExpectedLifeValue identifies the expected service life of the type of equipment identified in this row. Service life information should reflect the intensity of service in which this type of equipment is to be used in the specific project. For Ifc2x3tc1, IfcTypeObject IfcPropertySet with Name "COBie_ServiceLife," IfcProperty with name "ServiceLifeDuration" or Pset_ServiceLife.ServiceLifeDuration in Ifc2x4 if corresponding type is a subclass of IfcElementType.
  • COBie_Spare — IfcPropertySet with Name "COBie_Spare," IfcProperty with name "SetNumber". SpareSetNumber allows documentation of the information about a set of parts. The information provided should be the manufacturer's Set Number as suppliers will typically have proprietary tracking numbers.
  • COBie_Specification — Defines physical specifications such as dimension, material, color etc., for the type. IfcTypeObject IfcPropertySet with Name "COBie_Specification," IfcProperty with name "NominalWidth" Type.NominalWidth contains the width, Type.NominalHeight contains the height of the bounding box for the Type etc., of the bounding box for the Type.
  • COBie_Warranty — Warranty, related equipment and/or systems, and guarantor are set. If "Pset_Warranty" property sets do not clash corresponding Ifc2x3tc1 property set definitions then the WarrantyIdentifier field is assigned "Parts" for parts warranties and "Labor" for labor warranties. Similarly, the type Warranty durations are set from the WarrantyPeriod and WarrantyDuration etc.
PSet_<Fitting>TypeCommon — Besides generic PSet_ property sets, COBie workflow provides TypeCommon property sets to each Mechanical components being placed. (For example, DuctSegment in above illustration). The below list illustrates some of the commonly available <Fitting>Type Common attributes:
